Real estate sales in Maine continue to be robust. Many areas are still seeing over-the-listed price offers with many cash transactions. Maine is a great place to live. The quality of life in Vacationland is hard to match anywhere in the country. It is a winter wonderland and, in the summer, a northern temperate rainforest. From the coast to the mountains Maine offers many wonderful communities to live. For the artist, there are enclaves in Portland, beachfront homes, cabins that are off the grid, and working New England farmsteads, you can find your ideal home in Maine.
One of the biggest challenges is how fast homes can go under contract. Many clients have seen a property and called to set up a showing. The following day it goes under contract. If a listing comes up that you like, jump on it. Also, be ready to offer more than the listed price. For those that will be using conventional or special program mortgages, consider the offer you make carefully.
If you want the seller to pay your closing costs, make your offer that much higher than the listed price. In this market asking the seller to reduce their proceeds by $7,000 for example means that, if it is full price, it is $7,000 less. I will do what my clients ask in making offers. Yet, must stress to them that if the property is new to the market and of modest to good quality and not in the boondocks the buyers have to offer more.
Even homes in the boondocks and off the grid are getting attention and selling quickly if it is move-in ready and of certain designs and quality. The interest rates have increased yet the pressure in the marketplace is still present, at least here in Maine.
